The Six Stages
What you can expect from brief to handover — and what we commit to at each stage.
01.
Discovery
Understanding Before Drawing.
The first stage has nothing to do with drawing. It is about listening. We spend time understanding how you live — the daily rhythms of your household, your relationship to light and landscape, the spaces that restore you. From this, we build the project brief.
02.
Concept
From Conversation to Form.
With the brief confirmed, we begin translating it into space. Floor plans are developed and tested against the site. Three-dimensional visualisations bring the design to life before any formal commitment is made. This stage does not advance until you are genuinely satisfied.
03.
Development
Every Detail, Considered.
Engineers, structural specialists, and service consultants are integrated into the team. Materials, finishes, and specifications are researched and selected in close collaboration with you. Nothing is generic. Nothing is a default.
04.
Documentation
Prepared for Council and Contractor.
The design you have approved is translated into the full technical package required for council submission and contractor tender. This is where the quality of the design is either protected or compromised. We are meticulous here — because what is drawn at this stage is what gets built.
05.
Construction
On Site. On Standard.
As Principal Agent, Curtis Fleur maintains a structured programme of site visits throughout the build. Not to manage paperwork — but to ensure that what was designed is precisely what is being built. You receive regular progress reports and have direct access to your architect at every stage.
06.
Handover
Built as Designed.
Practical completion is not the end of our involvement — it is the beginning of yours. We conduct a final walkthrough, resolving every outstanding item. You receive the occupation certificate, all supplier guarantees, and the complete technical file for your home. Then we hand you the keys to a house exactly as designed.
